Our Story

After a buyer backed out of our own home sale, we nearly lost our dream home—and the deposit that went with it. Like many Canadians - we needed the equity out of our existing home to close on our dream home. We faced the real possibility of getting sued, and were forced to take on last-minute bridge loans and additional mortgages.

The financial and emotional toll was enormous. We carried the cost of multiple loans for months, eventually reselling our home for a loss of over $120,000. That’s when we had a realization: we can insure our pets, our vacations, our health—even Elton John’s hands—but not the sale of our biggest investment? It didn’t make sense. Our policy guarantees your sale price, protects your equity, and covers the costs associated with reselling the property if the buyer fails to close. The insurer advances your claim upfront and partners with your existing realtor to relist and resell the property. Once the home is sold, the insurer recovers any losses. If the resale results in a profit, 100% of that profit goes to you, the homeowner. We never profit from your misfortune—any upside belongs entirely to you.

If a buyer backs out for any reason—whether due to job loss, financing issues, illness, or even death—we guarantee your equity up to your policy limit. Your lawyer submits the closing schedule, and we advance 100% of the expected proceeds

If the property resells for less than the original offer, we cover the difference, up to your policy limit. For example, if your buyer agrees to $1,000,000 but the next buyer only pays $950,000, we cover the $50,000 loss.
